Tenantfolio is the pocket binder for the renter — not the landlord. Lease vault, move-in inspection photos, repair-request log, security-deposit ledger, by-state rights table, and rent-receipt journal — all on the device that's already in your pocket.
44 million US households rent. Most renter problems are won or lost on the paper trail. The landlord has a property-management system; the renter has a shoebox of emails and a fading memory of what was broken at move-in. Existing apps (Avail, RentRedi, Baselane, TurboTenant, Tenant Cloud) are property-management tools for landlords. The renter-side category is almost empty.

— Tenancy register: every place you've rented — landlord name, property manager, address, unit, lease start, lease end, monthly rent, deposit amount, pet deposit, last month's rent. — Lease vault: lease and addenda stored locally; Vision OCR (on-device) lifts text so it's searchable. — Move-in / move-out photo log: every room, every defect, every appliance, every wall — date-stamped on the day you photographed it. The photos that win deposit disputes. — Repair-request ledger: every email, text, or in-person request — date, recipient, summary, response, resolution date. Auto-computed habitability-clock if no response in N days (state-dependent). — Rent journal: every rent payment, every late fee, every credit, every utility split. — By-state rights catalog: bundled summary of notice-to-enter, security-deposit return deadlines, habitability requirements, retaliation protections, just-cause eviction, and late-fee caps across all 50 states (current to early 2026). — Deposit return calculator: line-itemizes the deposit, allowable deductions per your state, and what you should expect back. Generates a demand-letter outline if it's late. — Privacy by default: no account, no analytics, no cloud, no landlord integration, no third-party SDK. Photos and notes never leave your device. — Completely free: no IAPs, no 'Pro,' no unlock.
Tenantfolio is for the new tenant on day one of move-in, the long-term renter who just got handed a non-renewal, the deposit-dispute month after move-out, and everyone in between who knows the paperwork is the only leverage they have.

Why we built it
Renter apps don't exist. Existing tools (Avail, RentRedi, Baselane, TurboTenant) are landlord-side. DepositGenie is iOS but deposit-only. The renter has email, photos, and Notes app. When the landlord disputes the deposit or refuses a repair, the renter loses because the timeline isn't organized.
